A leaking roof in Miami-Dade County isn't just a nuisance — it's a ticking clock. Florida's humidity means water intrusion turns to mold faster than almost anywhere else in the country. Here are the six most common causes of roof leaks we see on the job every day.

1. Cracked or Missing Tile

Even a single cracked or displaced tile can allow water to penetrate the underlayment during heavy rain. Tile roofs are resilient, but individual pieces can be damaged by falling branches, hail, or foot traffic during previous inspections or maintenance.

**Fix:** Individual tile replacement is quick and affordable. Don't delay — even a minor crack allows water under the tile and against the underlayment.

2. Failed Underlayment

The underlayment is the waterproof membrane between your tiles/shingles and the wooden deck. In Florida, underlayment typically lasts 20–30 years before it begins to crack and fail. When it fails, water that gets past your surface roofing has no second barrier to stop it.

**Fix:** Full re-roofing or underlayment replacement. This is the most common reason we recommend a full roof replacement on older tile roofs.

3. Flashing Failures

Metal flashing seals the gaps around chimneys, vents, skylights, and roof valleys. In South Florida's heat and humidity, flashing sealant dries out, cracks, and separates faster than in cooler climates. Most flashing failures are invisible from the ground but cause serious leaks.

**Fix:** Reflashing critical areas. Usually a minor repair job when caught early.

4. Clogged or Damaged Gutters

Gutters direct rainwater away from your roofline. When they're clogged or damaged, water backs up and can seep under your fascia board and roofing material — especially during the heavy downpours common in South Florida summers.

**Fix:** Regular gutter cleaning (at least twice a year) and inspection of fascia boards for rot.

5. Improper Roof Penetrations

Every pipe, vent, and skylight that penetrates your roof is a potential leak point. Improperly sealed or aging penetrations are a leading cause of slow leaks that homeowners don't discover until significant interior damage has occurred.

**Fix:** Resealing and proper flashing installation around all penetrations.

6. Storm and Wind Damage

Even storms that don't cause visible damage can loosen fasteners, shift tiles, and crack underlayment. High-wind events in Miami-Dade County happen frequently and the cumulative effect of many "minor" storms can significantly weaken a roof over time.
